G3 was engaged by CBRE Global Investors Strategic Partners to reposition this existing office building in Saddle Brook, NJ. The 250,000 SF 7-story building was constructed in 1971 and had a dated appearance that was considered detrimental to leasing activity. The design solution includes replacement of all single-pane windows with new energy-efficient units, addition of a high-performance integral coating to change the beige concrete facades to a more contemporary grey tone with white accents, and a new “court house” grand stair to create a clean connection between the main building entry and the visitor parking lot. A white metal frame at the building perimeter creates a strong contrast to the grey façade and provides a distinctive profile against the sky. Additionally, the existing parking area lighting was replaced with new LED fixtures to create a more uniform distribution pattern and improve safety. The improvements were successfully executed in a phased approach that allowed the building to remain 100% occupied during implementation.
